Property’s current condition and current use(s)
Approximately 16 of the total 22 acres formed part of a successful fruit orchard with cherries, pears, apples and plum trees. The orchard has not been maintained and is now overgrown with shrubs and vines, though there are a number of original trees surviving. The land at the site of the orchard is classified as "farmland of state importance" but it would need to be cleared if a farmer wanted to use it for crops. As is, it would be ideal for livestock like goats.
Across the road from the former orchard is a six-acre open pasture that could be used for hay.
The property is located just 1.7 miles from the Germantown farmer's market and .3 miles from Route 9G.

As noted above, the land once formed part of a successful fruit orchard.
Water access description
There is an existing well next to one of the two barns to which we intend to add a hand pump. There is no electricity.
There are two barns on the property. One is being renovated. It is one story. It has a small room that was formerly used to house migrant workers in the fall when they came to pick apples. The other half of the barn was used for equipment storage. There is a well next to the barn. There is no electricity.
The other barn has two stories and is much bigger. It was used to store fruit. It is not in good condition but could be renovated.

The small barn could potentially be used as housing, but not in its current state.
